The multi-toned terracotta and granite exterior, Spanish-tiled gabled roof, and dormers harmonize with the adjacent University Club, adding to Chicago’s distinctive skyline since 1912.

A Period of Disrepair – and a Bright New Future 

Over the decades, the Monroe Building survived challenging economic periods, World Wars, and a changing cityscape. At one point, the aging structure faced potential conversion into condos, parking spaces, or other commercial uses. A Meticulous Restoration

The building’s historic charm was carefully preserved through a meticulous restoration led by J&J Arnaco. The restoration entailed refurbishing the exterior terracotta facade, repairing the Ludowici tile roof, and restoring the decorative cast-iron entrances on Michigan Avenue and Monroe Street. Using original construction documents, early photographs, and salvaged historical materials, the restoration brought back the intricate Rookwood tile floors, decorative iron elevator grilles, and period lighting fixtures. Today, visitors walk into a gorgeous vaulted lobby featuring one of the country’s largest commercial installations of Rookwood tile.
